This includes 175 for-sale, three-story detached single-family homes; 126 rental apartments in a four-story building with convenient ground-level parking; and 97 rent-restricted apartments in a four-story building, with 32 homes dedicated to seniors and 65 designed for families.

This project plan emphasizes green, open space to preserve the park-like beauty of the site. This project will offer a range of much-needed housing options to the Woodland Hills community — including new home ownership opportunities, as well as rent-restricted apartments reserved for seniors. As part of a benefits package, additional resources will be directed toward various City departments, including Recreation & Parks.

This project will maintain much of the green open space that currently exists and improve some of the surrounding infrastructure, all while building smaller-scale homes that blend in with the neighborhood.
The project is thoughtfully and intentionally designed to blend in with the surrounding neighborhood, with the project’s perimeter significantly set back from any immediate neighbors. Much of the property will be shielded from view by a tall, lush wall of trees surrounding the site, including many of the existing perimeter trees that will be preserved. The residential structures will remain lower to the ground, ranging from three to four-story buildings that will have minimal impact on views and nearby neighbors.
The project team will implement a number of measures and industry-leading practices to reduce dust, noise, and any general construction impacts on neighbors. Construction plans will work to ensure all dirt remains on site, which will significantly limit construction-related truck traffic through the surrounding neighborhood.
Assembly Bill 2011 (as amended by AB2243), was designed to assist production of housing along commercial corridors (or a street having a right-of-way of at least 70 feet and not greater than 150 feet). It aims to address the state’s housing crisis by reducing bureaucratic barriers and allowing for ministerial approvals of housing projects.
AB2011 and AB2243 allow housing development projects to be processed ministerially on qualifying sites.
